Increasing the Value of Your Home With Kitchen Remodeling

Written by Home Designer on February 28, 2009 – 11:17 am -

A properly planned and executed kitchen remodeling project can add value to your home. If you’re like most people, your kitchen probably gets a lot of use, even if you don’t do a lot of cooking. Kitchens are used today not only as places to prepare meals, but places to gather with friends and family. Home buyers are looking for features in the kitchen that will make it a place to gather and chat with friends. These are the features that you’ll want to focus on when you remodel your kitchen with an eye towards the marketability of your home in the future.

One thing that has impacted kitchen designs is people working from home. It isn’t uncommon for more than one person to be working in the kitchen, preparing meals for the family. When it comes to kitchen design, this means that work areas and traffic flow have become important issues to address. With two, or maybe three people working in the kitchen at once, it’s important that there is enough counter and table space, and that the people working can get from one part of the kitchen to another without disrupting the others. You may also want to consider adding a second sink for food prepration when you plan your kitchen design. You’re making a wise move, remodeling your kitchen.

Another issue you need to consider when designing your new kitchen is kitchen storage. Some older kitchens do not have enough storage space for all of your pots and pans, utensils, and food. If you look at older kitchens, you’ll notice that those that have not been remodeled recently have a shortage of storage space. Because of this, adding storage space is a good idea for a remodeling project. A pot rack, attached to the wall or ceiling can provide storage space for pots, pans, and utensils. If there is space, a new cabinet will add more storage, or maybe there is room in the corner for a pantry unit or some shelves. Adding additional storage space can help to instantly raise the value of your home.

Updating your appliances is also a good idea when remodeling. This can increase your home’s value. Homebuyers, when looking for a new house, often look at the reliability of the appliances. They’re going to be paying a lot for a mortgage, and they will want appliances that will last for many years, rather than having to pay a lot of money to replace old, broken down appliances as soon as they move in. New appliances can be a huge attraction to home buyers. So, if you can afford it when you remodel your kitchen, replacing the appliances is a good idea.

Other smaller remodeling projects can add value as well, and won’t cost a lot. Look at updating cabinet hardware, changing the old grimy cabinet pulls for new ones is a quick and simple project. Paint, new flooring, new fixtures… these are just some easy and simple ways to update your kitchen, and add more value to your home. Even if you don’t plan on selling your home in the near future, these projects will give new life to an old kitchen. Who knows? With a new kitchen, maybe you won’t want to sell.

Hiring A Contractor For Your Kitchen Remodeling Project

Written by Home Designer on February 26, 2009 – 4:31 pm -

Whether you want a roof replacement, an additional room, or simply some kitchen remodeling, when you are considering hiring a contractor to take on an improvement project on your home you need to consider your choice carefully. Some contractors may cost a little more than others but a competent and highly experienced contractor will be worth every dime, whereas some of the cheaper less knowledgeable ones can be a total waste of money.

A decent contractor will probably have started as a skilled workman of some kind, a carpenter, plumber or electrician, so they will have hands on experience. They will have worked hard over a number of years to acquire a set of useful skills including business acumen. They will have basic accounting and finance skills and will be able to bid accurately. They will be able to manage subcontractors and workmen firmly but fairly and should have good judgment in hiring their workforce.

You’ve probably already asked friends and family for recommendations with no success, so the following common sense guidelines will help you to choose your own contractor.

1. Don’t be afraid to ask for references. A good contractor will be happy to provide the details of former clients, whilst one that is defensive when you ask for references can be ruled out from the start.

2. Ask questions about their previous projects. Be specific about the budget, and whether it was met, as well as the size and complexity of the task. There is a big difference between overseeing the building of a completely new room, and fitting a few new kitchen cabinets. Again, a good contractor will be happy to provide this information. Interview them as you would any employee but remember to treat them as the skilled professional they are.

3. Ask for the contractor’s license number and use it to check the Better Business Bureau and similar local business groups. Check with state agencies that there are no complaints or actions pending, but do bear in mind that some clients are dishonest and it is not always the contractor at fault. You are not required to employ a licensed contractor but you will have more chance of getting compensation should things go wrong.

4. The hardest factor to judge is character. Look for straightforward, open answers to your questions. Be wary of a contractor that give excuses for why previous projects have been less than successful and blames his workers. An honest, competent contractor will take responsibility for the overall success of the project and the outcome.

Written by Home Designer on February 24, 2009 – 11:51 am -

When deciding on the schedule of events for you kitchen plans it is best not to work with hard deadlines. If your project is extensive and you have out of town guests arriving in 8 weeks delay the project until after the visit. The stress leading up to this deadline will only increase as the days go by. You don’t need that kind of pressure neither does your contractor.

The first step to remodeling your kitchen is to demolish the existing cabinetry, countertops and possibly even some walls then haul off all the debris. This is normally the messiest part of the process but the mess can be reduced with a few simple tricks.

1] Have workers come and go through the closest door to the kitchen. If there isn’t a door immediately adjacent to the kitchen have them put down runners leading to the nearest door to keep the floor in good shape while the work goes on.

2] Make certain all cold air returns are completely covered to keep dust from circulating through your HVAC system and distributing throughout the home. Once work is complete replace the filters in your furnace.

3] Tape off all doorways to the rest of the home with heavy plastic to keep the dust and debris confined to the kitchen.

Depending on the scope of your Kitchen Plans your kitchen may be unusable for several days or even a few weeks and eating out can get costly. Ask your contractor to set up a temporary kitchenette for you somewhere out of the way for your minor cooking needs during construction. Explore the idea of relocating the refrigerator to another area. Have the contractor save a few of the old base cabinets and a piece of the counter top then set up a small workspace where you place a microwave and/or a hot plate. This mini kitchen will cut down on costly restaurant bills during construction.

Don’t be surprised when something that isn’t scheduled for remodeling or demolition gets destroyed. You must accept going into that this is part of the kitchen remodeling process. It’s not uncommon for doors and door casing to be scratched or for flooring that isn’t being replaced to get damaged. These are referred to a casualties of construction. The key is to keep your cool and make certain the contractor knows exactly what the problem is and that he is responsible for the repair.

Top Kitchen Remodeling Ideas

Written by Home Designer on February 20, 2009 – 1:44 pm -

Are you looking for kitchen remodeling ideas? You would definitely need some. No homeowner can ever live with the exact same kitchen they had decades ago. A remodeling project, no matter how budgeted, is expected. Here are some great ideas for kitchen remodeling.

-Your first consideration should be your kitchen design. This would of course, depend on the available space that you have. You might for example, want to settle for an L-shaped or galley kitchen if you have limited space. This will allow fluid movement from one area to the next. Other shapes to consider for larger spaced kitchens are the two-galley and U-shaped kitchen.

-If you aren’t an amateur designer, you could use some help with your kitchen design. You could either settle for a contractor package that includes the design. If you want greater design control, you can use software. Design software will let you input existing kitchen specifications and mix and match color and design aspects.

-Every kitchen should have sufficient storage space. There are ready-made or custom-made cabinets for this. You could settle for store bought storage units if you have standard kitchen measurements and spaces. Smaller or bigger kitchens however will almost always do better with custom storage.

-The best kitchen remodeling ideas focus on maximizing existing space. To save on limited space, you can settle for overhead cabinets, under the counter storage units and side cabinet hooks.

-Bar stools and a car counter are two other good ideas for a small kitchen. This can take the place of a large kitchen table set. Aide from saving space, a bar gives a fresh, causal kitchen look.

-No matter how small your kitchen is, the sink should be wide. You will need the extra space for pots, pans and cleaning raw ingredients. It would be a good idea to have a double sink. One side can hold a pot for filling or dishes for washing while the other can be used for vegetable washing and quick meat defrosting.

-Your kitchen faucet is always an important consideration. You can have a wall faucet for filling pots or a high curved spout. A spray faucet would also be a good addition to facilitate sink and vegetable cleaning.

-Small kitchens are always best with light paint colors and wide sources of natural light. These will help create the impression that you have a bigger, more spacious kitchen.

-Lighting is another crucial aspect that you have to focus on. The kitchen should be well-lighted because you are expected to perform a lot of potentially dangerous tasks such as cutting and working with hot liquids. Task lighting underneath counters are a must aside from the central light and corner lights available.

-If you have limited space, you can always combine the elements of you home. Have a kitchen that is immediately beside the dining table or area. Instead of setting up walls or islands to separate areas, you can save space by using different flooring material or a raised platform to separate the kitchen.

There are numerous other kitchen remodeling ideas. You can start with these basic ideas for a truly wonderful kitchen.

Kitchen Built-ins and Storage for Kitchen Remodeling

Written by Home Designer on February 20, 2009 – 6:06 am -

One of the most underutilized spaces in any kitchen is the area between the ceiling and the tops of your kitchen cabinets. This space can be an ideal area for storing pots, pans and large serving dishes. Don’t overlook the obvious when planning spaces for kitchen storage.

You can also use this space for collectibles, display baskets or houseplants. Many kitchen remodel designs do not use this valuable storage space. You can easily add storage boxes that fit in with the design of your kitchen. Sometimes it pays to go against the trend in design.

Make as many boxes as needed out of 3/4 veneer plywood. You can also stain or finish the boxes so they will match the rest of your kitchen décor. Build the boxes so they butt up against each other. Cover any exposed plywood sections with accented molding. The edges of the plywood can be accented with simple veneer tape which can be purchased at any home supply center. The tape can be ironed on for a simple installation.

Another remodeling idea is to create a shallow pantry storage area between the wall studs. Any working kitchen can always use extra storage for items such as spices, or small appliances.

Create this pantry in an area between two wall studs. Make sure this space is free from pipes, electrical switches, or wall outlets. You may want to line the back of this pantry area with sheet rock or plywood. Decide which will work best for your kitchen.

To finish your pantry you may want to frame it flush with the wall. You can also extend the shelves several inches if you wish. For a finishing touch, add doors to this area.

Consider adding a recycling center in some part of your kitchen. You can create bins which will tilt out in order to sort your recyclables. You can also create a bench with a hinged top. The bench could have dividers for different types of material. You can install the bench near the back door or somewhere in your kitchen where a sitting area makes sense.

Remember to plan these ideas in advance, before you begin your kitchen remodeling job. Planning ahead, is the key to user satisfaction.
